Open House Sessions
What is an Open House Session?
The principle behind an open house session is very simple. Basically, we invite as many people as possible to view your property within a 90 minute window. The idea being that if a large number of people attend, they are all become aware of each other, and therefore it is more than likely that one or more will make an offer on your property.
Is it used much in the UK?
Not often. We have heard that it is used in London with a great deal of success. In America and Australia, open house sessions are used all the time – in fact it is believed that 95% of all property transactions are concluded through the use of open house sessions.
What next?
Once an instruction has come through, we will arrange for an open house session to be scheduled, usually within 7 to 14 days. It will be advertised through our usual channels, and potential tenants will be asked to call us to confirm that they will be attending – at no point will the full address be published, as we need to know the exact number who will be there.
During the open house session, all potential tenants will be invited to submit a bid for the property, which will be reviewed at the end of the session. This will be fairer for all persons concerned, and will give us a chance to vet all those who made a bid, before making the final decision.
