Coxford Lettings are pleased to offer our Standard Property Management Service at a competitive rate of 8% of the monthly rent, which comes with no vat attached, no initial set up fees and no added on tenant find fees.
This service is ideal for a landlord who wants total peace of mind when it comes to letting their property, and who wants a third pary to find and manage the tenants while they are living there.
We work on a no let, no fee basis – so there is nothing to pay until a tenant moves in and starts paying rent.
All our properties are advertised on our website, Zoopla, Property Index, Propertyfinder, Mintlocation, Thinkproperty, Hotproperty, Gumtree and 20 other property portals.
We can also provide Legal Expenses & Rent Protection Insurance, which is designed to offer you even greater peace of mind and will pay the rent should the tenants default. It will even cover the legal expenses should there be a need to evict them because of the rent default. This service is included in our Rent Guarantee Property Management Service.
As we believe that all our landlords should be known by their names rather than a reference number, we have decided to limit the number of managed properties to 60. That way you can always be guaranteed a professional and personal service from Coxford Lettings, and that your property will be looked after.

As part of our standard management service we will perform the following tasks:
- Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
- Advising you on compliance with the various safety regulations.
- Locating suitable tenants. Your property will be advertised if necessary, although we usually have tenants waiting.
- Accompanying tenant applicants to view the property.
- Obtaining and evaluating references and credit checks.
- Preparing the tenancy agreement and arranging signature by the tenant.
- Collecting a deposit (bond) from the tenant (Deposit are held by the Deposit Protection Scheme).
- Preparing an inventory and schedule of condition (click here for details of costs)
- Checking the tenant into the property and agreeing the inventory
- Supervising the transfer of gas, electricity, water, and council tax accounts into the tenant's name.
- Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement.
- Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
- Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property
- Inspecting the property periodically, and reporting any problems to you.
- Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works (Over £200).
